This tool is for you to use to indicate the capital growth and profits that you can expect your property in Morocco to achieve over a 5 year period. It is simple to use as detailed below.
- Enter the cost of the property (inclusive of the VAT) that you are intending to purchase in the green highlighted section of the bottom left box.
- The funds invested column takes into account the stage payments that are required to be paid to the developer, it also includes all closing costs and a budget of 7500€ for furnishing costs.
- The property value column features a growth rate of 20% prior to completion and 15% after completion. This is prudent estimated growth using expected future performance and past performance as a guide.
- The capital growth column indicates the difference between the current market value and the initial purchase price. The % capital growth column shows this figure as a percentage.
- The "return on Investment" column (ROI) indicates the cumulative capital profit against the initial investment, featured as a percentage.
- The rental income is based on 8% on the initial purchase as opposed to the current market value. This is to give an extreme worse case scenario on the rental income generated. The true figures could be well in excess of the featured amounts. The average rental return is between 8-12% of market value and in some cases considerably higher.
- The annual costs figures take into account the mortgage payments, utility costs and community fees, the annual profit shows the true running cost of the property taking into account that the rental income is an extreme worse case scenario.
- The mortgage calculator is working with an average mortgage percentage of 5.5%. This figure could be higher or lower depending on the sourced mortgage.
