5. The "return on Investment" column (ROI) indicates the cumulative capital profit against the initial investment, featured as a percentage.
6. The rental income is based on 8% on the initial purchase as opposed to the current market value. This is to give an extreme worse case scenario on the rental income generated. The true figures could be well in excess of the featured amounts. The average rental return is between 8-12% of market value and in some cases considerably higher.
7. The annual costs figures take into account the mortgage payments, utility costs and community fees, the annual profit shows the true running cost of the property taking into account that the rental income is an extreme worse case scenario.
8. The mortgage calculator is working with an average mortgage percentage of 5.5%. This figure could be higher or lower depending on the sourced mortgage.
